Top 10 taxpayers
There’s so much to cover during Director of Assessing Eric Henderson’s annual tax rate presentation to the Select Board, that we like to break out the list of top taxpayers separately. Consider it a Thanksgiving leftover.
These big corporate tax bills might even put your bill in some perspective.
Once again, Natick Mall operator Brookfield is tops, with total real estate and personal property taxes totaling $4.4M. Numbers 2 & 3, MathWorks & NStar also remain the same.
The first change we see is Avenu, the 62+ active adult apartment community, moving up from #7 to #4 on this list. Last year’s #4, Avalon Natick, slipped a notch, not that its taxes decreased.
We hear a lot whenever a new multifamily housing development is proposed about how much the town will benefit from increased tax revenue. Indeed, as you can see from the list, it’s pretty much filled with multifamily facilities, from Natick Village to Modera to the Cloverleaf Apartments.
“We’re seeing some of the office and retail stuff drop out of the top 10, and some of the apartment complexes pop into the top 10,” Henderson said.
Henderson said the top 10 taxpayers account for more than 11% of the town’s total tax levy. The top 2 taxpayers account for more than 5% of the total levy.

Speaking of the Natick Mall, one new tenant slated to arrive is Puttshack, as we reported about a year ago. At that point, the entertainment venue said it expected to open by the end of 2023 at the space formerly occupied by the American Girl doll store.
Puttshack is a newfangled mini-golf spot with glowing colors, cranking tunes, and golf balls that use technology to keep score for you.
The business, which already operates locally in Boston’s Seaport, hit us up with an exciting press release featuring no less than 20 exclamation points! But when I asked if there was any update on the arrival of Puttshack in Natick, the message I received was: “Puttshack does not currently have an update for the future Natick location at this time.” The mall does still list Puttshack as “coming soon.”
